There are no basements to clear in North Texas, so the accumulation went outward instead of down — into the garage, the attic, the covered patio and the shed — and a 20 is sized for exactly that.
A 20 yard roll-off is 22 feet long, 8 feet wide and about four and a half feet tall, rated for roughly three to four tons — six to eight pickup loads. It is the size we deliver more than any other in Arlington, because it covers a household clear-out or a multi-room remodel without leaving you short. Why people choose the 20 yard
Understand where the volume actually comes from in an Arlington house, because it is not where a national sizing calculator assumes. Basements are very rare across North Texas, and for good reasons: expansive clay makes a below-grade wall an engineering problem rather than a cheap void, there is no frost-line requirement forcing a deep excavation, and buyers price on dollars per square foot. So there is no lower floor of stored contents to empty. What you have instead is the garage, the attic, the covered patio, the side yard and the shed, and forty years of accumulation went outward. Two things follow. A calculator that quietly prices in a basement will push you a size class too big. The second use is the multi-room remodel, and this is where Arlington's biggest housing cohort lands. The 1970s and 80s suburban expansion — Woodland West, Fielder, Rush Creek, the Bowen corridor — is now on second re-roofs, original kitchens and baths coming out, and first full refreshes. The third use is the household and estate clear-out, and the 20 is the right first box nearly every time. Arlington is 12.0 percent aged 65 or over and the city's own profile flags the 75 to 79 group up 10.7 percent since 2020, so downsizing and estate work is a genuine and growing stream, even though the median age is 33.1 and this is not a retirement town. Start with the obvious volume: furniture, mattresses, ruined carpet, the garage, the shed and the patio. What has to stay out is specific. Will it fit?
At 22 feet this is where measuring the drive starts to matter. The truck needs about 60 feet of straight approach, roughly 10 and a half feet of width and 20 feet or more of overhead clearance for the hoist. Most 1970s and 80s two-car drives in Woodland West, Fielder, Rush Creek and along Bowen take a 20 with the cars moved. Look up first: the obstruction here is a mature post oak, live oak, red oak, cedar elm, pecan or hackberry over the approach, ahead of service drops, a basketball goal and carport framing. Assume the concrete is cracked or carries a settled panel — it sits on clay that shrinks and swells, and the USDA records cracks half an inch to four inches wide, 12 inches or more deep, open 90 to 150 days a year — which is why we photograph the approach on arrival. Protection boards go down as standard, and they matter most through July and August, across the 20.2 days a year at or above 100 degrees when asphalt is soft by mid-afternoon. Wet spring and autumn ground ruts under a loaded truck, and out toward Kennedale, Crowley and Burleson the approach is often gravel or dirt. HOA CC&Rs govern placement and duration; no Texas statute protects a container and no Arlington ordinance limits container days.

Why is the 20 yard the most common size in Arlington?
Because it matches the way work actually scales here. A garage plus an attic plus a shed, a furnished three-bedroom cleared to empty, or three or four rooms taken back to studs all land in the same range, and a 20 covers them without a second haul in most cases. If you are torn between two sizes and the debris is furniture, drywall, cabinetry and boxes rather than clay, concrete, brick or shingle, take this one and load it evenly.
Where does the volume come from if there are no basements here?
Outward instead of down. Basements are very rare in North Texas because expansive clay makes a below-grade wall an engineering problem, there is no frost depth forcing a deep dig, and the cost lands on price per square foot. So decades of contents sit in the garage, the attic, the covered patio, the side yard and the shed. Attic material has been through repeated 100-degree summers, so tape, adhesives, vinyl and photographs are usually ruined and almost none of it is worth keeping.
Does a national dumpster size calculator work in Arlington?
Not well, and the reason is structural. Most of them quietly assume a basement or lower level of storage that Arlington houses do not have, so a three-bedroom home often gets pushed a whole size class up. That is a more honest answer than a form that has never seen a Tarrant County house.
Can I put concrete or clay spoil in with a cleanout load?
No, and this is the mistake that stops a pickup. Wet Blackland clay spoil, broken concrete, brick and shingle reach a legal payload in the bottom couple of feet of a container. The USDA describes Houston Black as 40 to 60 percent clay, and saturated it is very heavy for its volume. Heavy material goes in its own 10, loaded flat and low, and gets hauled more than once.
