Demolition here covers a wide spread of jobs. A detached shed or a rotten fence line is a morning. An interior gut-out of a kitchen, a bath and the panelling behind them is a week. A full structure teardown is a project with a permit file attached to it, and Arlington issues demolition permits through the commercial building permit system with an aerial site plan showing the limits of demolition, proof of an asbestos survey, and a stormwater pollution prevention plan once the site is over an acre. What goes in the container is the easy part. The paperwork is what sets the start date.

The first Arlington timeline is the 50-year rule. The second is asbestos, and it is the fact most commonly got wrong about Texas. Notification goes to the Department of State Health Services, not to TCEQ, at least 10 working days before demolition or abatement begins — about two calendar weeks in practice, longer across a holiday. It is required even when no asbestos is present, so a clean survey does not remove the duty. Sizing And Phasing A Demolition Container

Interior gut-outs and single-structure demolition usually run a 30 yard, which takes framing, drywall, cabinets, roofing and trim without a swap on most Arlington houses. Larger teardowns and commercial work go to a 40 yard where the lot has the length for a container that long and the truck has a straight approach. Take a 20 yard when the material is dense rather than bulky — a bath and kitchen strip with mortar-bedded tile, or a shed on a small lot — because a bigger box in that situation is one you cannot legally fill. Keep concrete, brick and footings out of the mixed container entirely and run them in a separate part-filled box. Phase it by trade: give us the strip-out, structure and clean-up dates and the swaps land between them.

Separately, DSHS wants notification at least 10 working days out, even where no asbestos is present. A single private residence or an apartment building of no more than four units is exempt from that notification under §296.1(c), but a five-plex or a strip retail unit is not. Do I have to notify anyone before a demolition in Arlington?

Yes, and the agency is the one people get wrong. In Texas the asbestos programme sits with the Department of State Health Services, not TCEQ, under the Texas Asbestos Health Protection Rules at 25 TAC Chapter 296. Notification is due at least 10 working days before demolition or abatement starts, and it is required even when no asbestos is present — a clean survey changes what the form says, not whether you file it. My house was built in 1968. Why does that add a month?

Because it is over 50 years old. Since the trigger now captures everything built through roughly 1976, most of central and north Arlington is inside it. Build that into the schedule.

Do I need to call anyone before digging?

Yes. Texas811 is the notification centre, and notice is due no later than the 48th hour before excavation, excluding Saturdays, Sundays and legal holidays, and no earlier than the 14th day before — two working days in practice, under Chapter 251 of the Utilities Code. Penalties start at $500 to $1,000 for a first violation and climb from there. Setting a container on a driveway does not require it, but the moment your project digs — footings, a fence line, a pool demolition, a driveway tear-out — it does. Can the container sit until the demolition finishes?

It can. There is no Arlington ordinance limiting how many days a container may stay and no screening requirement, so ignore any site that names one. What does apply is the nuisance chapter, which treats used, deteriorated or discarded building materials as a nuisance — but expressly exempts materials stored in a workmanlike manner as part of and in conjunction with an active building permit. Pulling the permit is itself the defence. If the box is going in a street or a traffic lane, that is a Temporary Traffic Control Permit from Public Works with at least three business days notice.

What cannot go in a demolition container?

Asbestos-containing material, in any quantity, ever — pre-1980 buildings routinely carry it in floor tile and black mastic, pipe and duct wrap, textured ceilings and roofing felt. Also out: paint, solvents, fuel, pesticides, bulk liquids, lead-acid batteries, used motor oil and used oil filters, all of which Texas bans from landfill disposal under 30 TAC §330.15(e). Whole tires are banned unless processed first. Appliances holding refrigerant must be evacuated by a certified technician before the shell is disposed of. Pre-1978 buildings also bring lead paint and the EPA RRP rule into the job.
