Mansfield is the closest of our southern runs and one of the easiest, because US-287 leaves I-20 within sight of the yard and lands us in town in under twenty minutes. The city sits mostly in Tarrant County but it spills over into Johnson County on the west and Ellis County on the east, which matters for county-level questions even though the city itself is one authority.

The old town is genuinely old by North Texas standards. Main Street still has its pre-war core, small houses on deep lots, some of them pier-and-beam with a crawl under the floor and a stone or brick perimeter — the only place in our southern service area where we see that construction with any regularity. Everything around it is newer, and it arrived fast. Mansfield went from a country town to a full suburb across the 1990s and 2000s, and it is still going. Walnut Creek Valley, Twin Creeks, South Pointe and the M3 Ranch side are all slab-on-grade on graded pads, three-car drives, composition shingle, and enough side yard that we can nearly always set on the property rather than in the street.

Two streams of work come out of that split. The old streets give us estate clear-outs, whole-house gut jobs and the occasional teardown, all of it slowed by age — anything pre-1980 routinely carries asbestos in floor tile, mastic and textured ceiling, and anything pre-1978 carries lead paint. The newer subdivisions give us hail work and builder work. When a spring line comes through with hail in it, Mansfield fills up with roofing crews for weeks, and a composition tear-off is exactly the material the kerb will not take at any volume. Add the clay: the ground here shrinks away from slab perimeters through July and August and takes the moisture back in the autumn, and that annual cycle keeps foundation crews and their spoil coming.

Mansfield is its own city with its own permit desk, its own solid waste contract and its own code enforcement, so nothing you were told about an Arlington job applies automatically. Check with the city before you plan a street set, and if the container is going anywhere near a state road — US-287 has frontage through the middle of town — that is TxDOT right-of-way and the state has to be satisfied before the city will look at it. On a private driveway the questions are practical rather than regulatory. In the newer subdivisions the drives are wide and flat and the constraint is the HOA, whose declaration governs where a container may sit and for how long. Texas law is unhelpful here: the Property Code protects solar panels, flags, rain barrels and hail-resistant shingles from association objection, but says nothing about roll-off containers. Get the answer in writing before we schedule. Getting a truck to you

US-287 south-east off I-20 is the default and it is fifteen to twenty minutes door to door. Matlock Road south is the surface run and it lands us in the middle of the newer west-side subdivisions without touching a freeway. Cooper Street becomes FM-157 and then Main Street, which is the straightest line into the old town, and SH-360 south is the choice for anything on the eastern edge. What we need before booking: the address and whether it is old town or a newer subdivision, the drive width and surface, whether an HOA sets a window, the age of the house if demolition or a gut-out is involved, and what the load is — shingle, concrete and clay spoil all get sized by weight.

Permits, streets and placement in Mansfield

On a private driveway in Mansfield we have not found a permit requirement — Arlington's own homeowner permit guide lists roofing, solar and fences and never mentions containers. Placement in the public street or right-of-way is a different matter, and the requirement follows the address rather than the county. Arlington has no permit called a dumpster permit, but that is not the same as none being needed: Streets and Sidewalks §6.01 prohibits obstructing a sidewalk, median, curb, shoulder, street or public right-of-way, so anything that takes a lane or affects traffic flow needs a Temporary Traffic Control Permit from Public Works — allow a minimum of three business days, keep the traffic control compliant with the Texas MUTCD, and note the $500 a day fine the city publishes for non-compliance — while construction in the right-of-way itself goes through the Public Right-of-Way Permit, Right-of-Way Division, (817) 459-6634. Sidewalks and alleys stay clear either way, and in the HOA and master-planned parts of Mansfield the CC&Rs commonly decide where a container may sit and for how many days, so check with the association first. Two more rules reach every job we run. Asbestos in Texas goes to the health agency, not the environmental one: the demolition and renovation notification is filed with DSHS at least ten working days ahead, and it is required before a building comes down even when no asbestos is present, though 25 TAC §296.1(c) exempts a single private residence or an apartment building of four dwelling units or fewer — so a homeowner gutting their own 1965 ranch sits outside it. TCEQ still regulates the waste stream and the landfill that receives the material. The second is local and catches people out: if a building is 50 years or older, its age cannot be established, or it sits in the Landmark Preservation Overlay, the Landmark Preservation Commission reviews the demolition permit. It generally meets the second Thursday of the month, wants the application at least nine business days ahead, and cannot deny the permit — but it can extend a historic stay by 45 days, which is real time on anything built through roughly 1976. A long-sitting container, meanwhile, is a nuisance and outside-storage question rather than a dumpster-days ordinance: nuisance chapter §2.02(M) makes discarded building materials a nuisance but expressly exempts materials stored in a workmanlike manner in conjunction with an active building permit, so pulling the permit is itself the defence. Before anything is dug, trenched or a stump pulled, call Texas811 at least two working days ahead, as Utilities Code Chapter 251 requires. The ground is the other local variable, and it is the one that decides both the container size and the approach. Soil across the metroplex changes over a few miles in north–south bands — Eagle Ford shale weathering to expansive clay, Woodbine sand and clay, Austin Chalk along the eastern escarpment and Trinity alluvium through the river bottoms — which is why foundation performance varies street to street rather than town to town. That clay shrinks and swells: the USDA soil survey records 40 to 60 percent clay in Houston Black, with cracks half an inch to four inches wide, twelve inches or more deep, open 90 to 150 days a year.
