Commercial Dumpster Rental in Arlington, Texas
Roll-offs for retail, restaurant, office and multi-family work from the Collins and Cooper corridors through Division, Abram and the Entertainment District — scheduled swaps, on-call drops and one invoice at month end.
Commercial work in Arlington does not sit in one district, and that is the first thing a container plan has to deal with. Collins Street and Cooper Street are the long north-south retail spines, with pad sites, strip centres and restaurants that turn over steadily. Division Street and Abram Street run east-west through downtown and past UTA, older frontage on a tighter grid with alleys and shared service bays behind. The Entertainment District around AT&T Stadium, Globe Life Field and Choctaw Stadium runs on an event calendar that decides when a truck can get in at all. Each of those needs a different placement, not a different container.
A fit-out has a rent commencement date attached to it, so the box has to be on site when the demolition crew is, not the morning after. We run scheduled swaps for property managers with a steady stream across several buildings, and on-call drops for one-off projects where a call the day before is enough. Multiple addresses go on one account with one invoice at the end of the month rather than a separate ticket every time a container fills. Larger build-outs move onto jobsite roll-offs under the same arrangement, and we can stage a second can so the crew never stops to wait on a haul.
The other half of the book is turnover. Arlington is 45.1 percent renters, with 62,035 renter-occupied units against 75,484 owner-occupied, and UTA puts 42,710 students on a campus in the middle of the city, so the move-out wave is a real season. Short-term rentals cluster in a designated zone roughly a mile around the Entertainment District, permitted since 2019 at a $500 non-refundable city application fee, and that pocket generates furniture turnover and refresh remodels of its own. Carpet, mattresses, particleboard furniture and abandoned contents, all inside a few weeks. Read the turnover guide before you plan the calendar.
Commercial Work We Set Containers For
Retail Tenant Fit-Out
Old fixtures, shelving, ceiling grid, flooring and the last tenant signage out in one push, against a rent commencement date that is not going to move for anybody.
Restaurant Build-Out And Refresh
Line equipment, hood work, booths, tile and the grease-soaked substrate underneath. Tight rear service areas on Division and Abram make placement the whole problem.
Office And Suite Turnover
Cubicle systems, carpet tile, partition, ceiling grid and the server room nobody documented. Bulky and light, so it closes out on volume rather than weight.
Multi-Family Unit Turnover
Carpet, pad, appliances, particleboard furniture and abandoned contents. A running stream rather than a project, which is what scheduled swaps are built for.
Student Move-Out Near UTA
A compressed few weeks around a 42,710-student campus. Furniture left in place, mattresses, and whatever did not fit in the car, across dozens of small addresses.
Short-Term Rental Refresh
The permitted STR pocket around the Entertainment District turns furniture and finishes far faster than a long-term let. Small boxes, frequent swaps, quick pulls.
Property Management Portfolios
Several buildings on one account, scheduled swaps where the flow is steady and on-call drops where it is not, and one invoice at the end of the month.
Event Calendar Work
Cowboys and Rangers dates, Six Flags season and convention traffic close streets and fill car parks. We book around the calendar rather than against it.
Sizing And Scheduling Commercial Swaps
Most commercial work starts at the 20 yard, which fits a single retail suite strip-out or a restaurant refresh and still parks in a rear service bay without eating the fire lane. Step to a 30 yard for a full fit-out where fixtures, flooring, grid and partition all come out inside a week, and to a 40 yard for high-volume, low-density material — office furniture, cardboard, shelving and insulation — where the load closes out on space long before payload. Where the yard is tight, two smaller boxes on a swap cycle beat one large one every time, because the truck needs room to set and pull. Tell us the material and the access hours on the phone and we will build a schedule around your dates rather than ours.

Placement on a commercial site is a lease question before it is a logistics one. Most centres name in the lease exactly where anything may sit, and fire lanes, accessible bays and the grease interceptor are off limits, so we walk the set with the property manager. Protection boards go under the rails on paved surfaces, and in the older rear service areas off Division and Abram we set along the strongest run of asphalt. If any part of the container or the truck has to occupy a lane or a footway, that triggers a Temporary Traffic Control Permit from Public Works at publicworks@arlingtontx.gov — allow a minimum of three business days, comply with the Texas MUTCD, and note the $500 per day fine for non-compliance. If the frontage is a state road, TxDOT approval comes before city approval, not after. Work in the right-of-way itself goes through the Right-of-Way Division on (817) 459-6634. The last variable is the calendar: on a Cowboys or Rangers date, traffic around the Entertainment District decides the window, so we set early or late.

Commercial Dumpster Rental FAQs
Can my business use the city collection or the free landfill drop-offs?
No, and this is the single most useful thing to know before you budget a job. The three free drop-offs a year at the Arlington Landfill are limited to Arlington Water Utilities account holders with a permanent residence in the city, homeowners only, non-transferrable, with a Texas licence or ID at the scale house. Contractors, landlords and apartment tenants pay regular landfill fees and get no free visits, so anyone running a rental turnover, a flip or contracted work is outside the programme entirely. The kerb does not help either: the city will not collect construction debris or roofing shingles at any volume. That gap is exactly what a roll-off is for. The landfill is on (817) 354-2305 if you want to confirm your own position.
We have leftover paint and solvent from a job. Can we take it to the Fort Worth ECC?
Not for a business. The Environmental Collection Center at 6400 Bridge Street is free to Arlington residents once a month by reciprocal agreement, but Fort Worth states that the ECC is for residential waste disposal and recycling only and that commercial, business or industrial waste cannot be accepted. A contractor with leftover paint or solvent from an Arlington job has to route it through a licensed disposal contractor instead. That lines up with the landfill rule, and it is the reason we cannot take liquids in a container either. Call 817-392-1234 before you load anything, and see Fort Worth for current hours.
Do you run scheduled swaps across several properties?
Yes, and that is most of our commercial book. Property managers with a steady flow across several buildings get a fixed swap day and a standing container, and anything irregular goes on-call with a day of notice. Every address sits on one account and produces one invoice at the end of the month rather than a ticket per haul, which matters when the same portfolio is running unit turnovers, a fit-out and a roof job in the same period. If a building is about to go through a heavy stretch, tell us early and we will stage a second can rather than let a crew stand around waiting on a truck.
Do we need a permit to set a container in the street or a car park lane?
On private property, including your own car park, no permit was identified in the published code — the constraint is your lease and the fire lane. The moment a lane, a footway or traffic flow is affected, you need a Temporary Traffic Control Permit from Public Works, minimum three business days, Texas MUTCD compliant, with a $500 per day fine for non-compliance. If you are on a state frontage road, TxDOT has to approve before the city will. Construction in the right-of-way itself is a separate Public Right-of-Way Permit through the Right-of-Way Division on (817) 459-6634. Our permit guide walks through which one applies.
What size for an apartment turnover, and what about mattresses and electronics?
A single unit fits a 20 yard comfortably; a block of units turning at once is a 30 yard on a swap cycle. Mattresses are ordinary waste in Texas — the Mattress Recycling Council runs in California, Connecticut, Oregon and Rhode Island only, so there is no state programme here. Electronics are not banned from Texas landfills either, though the Arlington Landfill does accept e-waste and the state runs manufacturer take-back for personal and home-business computers, which does not extend to commercial or non-profit equipment. Refrigerators and window units need refrigerant recovered by a certified technician before the shell can go in the box.
