Kennedale is a small city wedged between Arlington, Fort Worth and Forest Hill, and it is one of the shortest loaded runs we make — seven miles west on I-20 and off at Kennedale-Sublett Road. It is worth understanding as its own place rather than as a corner of Arlington, because it has its own council, its own permit desk and its own waste arrangements, and because the topography is different: Village Creek runs through it, the ground falls away toward Lake Arlington to the north, and the western edge is where Interstate 20 meets the Fort Worth beltway’s southern end.

Housing here is mixed in a way that a subdivision city is not. There are 1950s and 1960s frame and brick houses on generous lots, some of them with outbuildings and a bit of acreage behind. There are 1970s and 1980s ranch streets. There is newer infill and a stretch of small-lot building from the last twenty years. And there is a working commercial and light-industrial spine along Kennedale Parkway that generates its own clear-out and demolition work. Because so many of the older lots are large, we get a category of job that is rare in Arlington proper: barn and shed teardown, fence line replacement across hundreds of feet, and long-standing accumulations of timber, sheet metal and machinery.

Kennedale is also the place where the best-documented tornado in this immediate area started. On 3 April 2012 an EF-2 with estimated winds to 135 mph began east of North Little Road and north of Swiney Hiett Road, tracked north-north-east across US-287 and I-20 and ended just east of Lake Arlington — a path of about 4.6 miles and a maximum width of 150 yards. That was fourteen years ago now and nobody should be selling fear off it, but it is a fair reminder of what a spring line can do to a roof, a fence and a row of mature post oak, and of why we keep containers available through April and May.

Kennedale is a separate municipality, so its own street and right-of-way rules apply and the city is the one to ask about a street set. Where US-287 runs through, the frontage is state right-of-way and TxDOT comes before the city on anything that touches it. On private property the practical picture is usually generous: the older lots out here have room, and we can often set well back from the house and clear of the trees, which is a luxury in this market. Two things need thinking about. The first is surface. A good number of Kennedale drives are older concrete that runs out into gravel or bare clay at the road, and after a wet week that ground will not carry a loaded truck. We will look at it before we commit, and if it is soft we set at the hard surface and you carry the extra thirty feet. The second is what is actually in the load. Barn and outbuilding teardowns bring out treated timber, corrugated sheet, old roll roofing and sometimes drums — and the drums are where we stop. We cannot take bulk liquid waste, used motor oil, used oil filters or lead-acid batteries in any container, because Texas prohibits all of them from landfill disposal under 30 TAC section 330.15(e), and we cannot take asbestos-containing material at all. Household chemicals from a Kennedale address are the city’s question, not Arlington’s, so ask before you assume the Fort Worth collection centre will take them free. Getting a truck to you

I-20 west to Kennedale-Sublett Road is the standard run and it is under fifteen minutes from the yard with no traffic worth mentioning outside the peak. For the southern and western side we stay on US-287 where it splits away from I-20. Sublett Road west is the surface alternative and it becomes Kennedale Sublett Road at the line. Little Road south off Green Oaks handles the north-western addresses. What we want to know first: whether the set is on concrete or on ground, how wet the approach has been, whether there is acreage and outbuildings involved, whether anything on site is pre-1980, and whether there are fuel drums, batteries or tyres in the pile, because those do not travel with us.

Permits, streets and placement in Kennedale

On a private driveway in Kennedale we have not found a permit requirement — Arlington's own homeowner permit guide lists roofing, solar and fences and never mentions containers. Placement in the public street or right-of-way is a different matter, and the requirement follows the address rather than the county. Arlington has no permit called a dumpster permit, but that is not the same as none being needed: Streets and Sidewalks §6.01 prohibits obstructing a sidewalk, median, curb, shoulder, street or public right-of-way, so anything that takes a lane or affects traffic flow needs a Temporary Traffic Control Permit from Public Works — allow a minimum of three business days, keep the traffic control compliant with the Texas MUTCD, and note the $500 a day fine the city publishes for non-compliance — while construction in the right-of-way itself goes through the Public Right-of-Way Permit, Right-of-Way Division, (817) 459-6634. Grand Prairie, Mansfield, Kennedale, Fort Worth, Euless, Bedford, Hurst and Irving each run their own equivalent desk with their own form and lead time, and Pantego and Dalworthington Gardens are separate incorporated towns inside the Arlington street grid, so an Arlington mailing address is not always Arlington's jurisdiction. Where the road is a state route or a frontage road, TxDOT approval comes before the city's. Sidewalks and alleys stay clear either way, and in the HOA and master-planned parts of Kennedale the CC&Rs commonly decide where a container may sit and for how many days, so check with the association first. Sort the approval before you book the delivery. It is a ten-minute call that saves a week.

Two more rules reach every job we run. Asbestos in Texas goes to the health agency, not the environmental one: the demolition and renovation notification is filed with DSHS at least ten working days ahead, and it is required before a building comes down even when no asbestos is present, though 25 TAC §296.1(c) exempts a single private residence or an apartment building of four dwelling units or fewer — so a homeowner gutting their own 1965 ranch sits outside it. TCEQ still regulates the waste stream and the landfill that receives the material. The second is local and catches people out: if a building is 50 years or older, its age cannot be established, or it sits in the Landmark Preservation Overlay, the Landmark Preservation Commission reviews the demolition permit. It generally meets the second Thursday of the month, wants the application at least nine business days ahead, and cannot deny the permit — but it can extend a historic stay by 45 days, which is real time on anything built through roughly 1976. A long-sitting container, meanwhile, is a nuisance and outside-storage question rather than a dumpster-days ordinance: nuisance chapter §2.02(M) makes discarded building materials a nuisance but expressly exempts materials stored in a workmanlike manner in conjunction with an active building permit, so pulling the permit is itself the defence. Before anything is dug, trenched or a stump pulled, call Texas811 at least two working days ahead, as Utilities Code Chapter 251 requires. The ground is the other local variable, and it is the one that decides both the container size and the approach. Soil across the metroplex changes over a few miles in north–south bands — Eagle Ford shale weathering to expansive clay, Woodbine sand and clay, Austin Chalk along the eastern escarpment and Trinity alluvium through the river bottoms — which is why foundation performance varies street to street rather than town to town. That clay shrinks and swells: the USDA soil survey records 40 to 60 percent clay in Houston Black, with cracks half an inch to four inches wide, twelve inches or more deep, open 90 to 150 days a year. Two practical consequences. Wet clay spoil out of a pier or perimeter tunnel job is very heavy for its volume, so it rides in a small container and often in two hauls rather than one big box. And a wet clay approach ruts under a loaded truck, so on the gravel and dirt approaches out on the rural edges we would rather move you a day than leave marks.
